Sidewalks: Maintenance and repair are the owners responsibility, no painting or staining . Below is the OKC sidewalk program:

YARDS- to be mowed AND edged on a regular basis. Includes removal of grass and weeds from curbs, sidewalks, driveways and any growth into the street. Grass trimmings to be removed from sidewalks and driveways. Must have full yard of grass. Landscaped in style in keeping harmony with area and as approved by architectural review committee.
$100 fine, to be done within 10 days.
FLOWERBEDS-to be free of grass, weeds, leaves, dead and overgrown bushes and trees. $50 fine, to be done within 10 days
FENCES- No missing, broken pickets or leaning to side. No stones or other material on outside of fence to cover holes. Repairs/replacement to be professionally done.  Needs to be 6’ tall and dog-eared. $150 fine, to be done within 30 days
MAILBOXES- need to be in working order. To be replaced if rusted, dented or has a broken/no door. Posts to be in good condition. Post to be repainted if old paint is chipped. $75 fine, to be done within in 30 days
TREES/BUSHES-dead trees and bushes to be removed. Tree stumps to be grinded. Over-growth to be trimmed and removed. Trees cannot block sidewalks. $50 fine, to be done within 30 days
STORAGE-No storage of any kind in front or side of homes. $75 fine, to be removed within 10 days.
WINDOWS-No broken windows, window screens or blinds to be seen from road. $50 fine, to be done within 30 days.
TRAILER/BOAT/RV/BUS/CAMPER/TRUCK/RECREATIONAL OR COMMERCIAL VEHICLE of any kind or any motor vehicle other than a standard passenger vehicle to be parked or stored on property or street. $100 fine, removed within 10 days.
VEHICLES-Not to be stored on the street. Wrecked, non-working and/or vehicles with flat tires cannot be parked in driveway or on the street. $100 fine, to be removed within 30 days.
Parking cars on lawn is prohibited. $100 fine and to be removed within 24 hours.PARKING – No truck, boat, bus, camper, trailer, recreational or commercial vehicle of any kind or any motor vehicle other than a standard passenger vehicle such as automobile, pickup truck, van or SUV. No Storage or Habitual Parking of any prohibited motor vehicle – $100 and to be removed within 10 days.
BASKETBALL GOALS- needs to be upright at all times, undamaged and not blocking sidewalk. $50 fine, to be removed or repaired within 10 days.
WINDOW AIR CONDITIONING UNITS- Prohibited $100 fine, to be removed within 10 days.
FLAGS/BANNERS/YARD SIGNS-no profanity allowed anywhere on property. $200 fine, to be removed immediately.
No Sign displayed to public view except on professional sign no more than 6 square feet to advertise property during construction and sale period $100, to be removed within 7 days.
HOLIDAY DECORATIONS(outside)- to be removed 30 days after all holidays. $50 fine
DRIVEWAYS- to be stain free(oil), No staining or painting. $50 fine, to be removed within 10 days.
RAIN GUTTERS/DOWNSPOUTS-to be properly attached to house, in working order and undamaged. $50 fine,  to be repaired or replaced with 30 days.
GARDEN HOSES- to be stored in a hose bowl or hose reel when not in use. $50 fine
ROOFING- to be maintained, no missing shingles or holes $100 fine, to be repaired/replaced within 30 days. Gray shingles minimum of 185lbs/sq/ft minimum pitch slope of 4 to 12 –$500/month
TRASH BINS– If stored outside, must be placed on the side of the house and at least 6’ from edge of house. $75 fine, if placed in front of house. Needs to be moved within 10 days. 
VINYL SIDING AND HOUSE TRIM-not to be damaged, missing or chipped paint. $100 fine, to be replaced or repaired within 30 days.
 HEIGHT OF HOMES –Cannot exceed 2 ½ stories –$500/month


DESIGN- Approval by the HOA Architectural Review Committee -$500/month

STORAGE BUILDINGS – Not to exceed 12’W X 16’L X 6’T – $200/month

OUTBUILDINGS- Approval by the Architectural Review Committee – $500/month

UTILITIES & DRAINAGE – Utilities must be underground – $500/month

BUSINESSES – No business or trade activity on any residential lot – $500/month

RESIDENCE- No temporary structures, trailers, basements, tents, shacks, garage, barn or other outbuilding may be used as a residence temporarily or permanently – $500/month

LIVING SPACE – Minimum of 800 sq/feet – $500/month

ANIMALS – No livestock/poultry or anything raised, bred except dogs, cats or other household pets provided not for breeding/commercial purposes – $400/month

EXTERIORS – may be vinyl, hard board siding or brick – $500/month

HOMES– Must be new construction, no mobile homes or any kind moved into HOA from other area – $1000/month

CONSTRUCTION DUMPSTERS-To be placed in driveway for no more than 7 days. Site to remain clean and free of all debris. Dumpster must be covered securely with a tarp when not in use. $100/month

VACANT LOTS – No trash, ashes or other refuse may be dumped or thrown on vacant lots. Lawn Maintenance kept neat, Trees no less than 2” and if dead removed – $150 Fee to pay for each mowing/servicing

ABOVE GROUND UTILITIES – No above ground utilities or above ground tank shall be installed or placed on property nor any antennas, transmission towers, etc. –$200/month
